Rules and Regulations

  • Our pet policy differs from property to property. All pets must be leashed in common areas or be carried. The resident is responsible for looking after and picking up after their pet. Progressive Real Estate Group welcomes a maximum of 2 pets apart from dogs. No dogs are permitted on the property. There is a pet deposit of $250 per pet. Should you own an aquarium, additional rental insurance is required.

  • All tenants should have a comprehensive insurance policy on their suite contents to protect them in the event of any loss or damages. Progressive Real Estate is not responsible for any loss of property due to theft, breakage, burglary or any other accidental or intentional damage as laid out in the rental agreement.

  • Our multi-family buildings are equipped with security cameras and security doors. We ask that no tenant open any door to strangers to ensure the safety and protection of the buildings and the residents.

  • Late payments are subject to late fees as regulated by the Residential Tenancies Branch. Progressive Real Estate requires 5 business days’ notice to adjust any rent payment prior to the withdrawal date.

  • All properties are NON-SMOKING. The smoking of tobacco or cannabis is strictly prohibited within the rental unit. If applicable, smoking is only permitted on the unit’s exterior, exclusive use areas (i.e. patios, balconies).

  • Progressive Real Estate has the right to access any property or suite at any time without notice should it be deemed an emergency.

  • Wood or coal-burning barbeques are strictly prohibited. Propane is allowed and must be 3 feet away from the balcony or patio door.

  • Except to repair or replace a smoke or fire alarm, no person may damage, tamper with, destroy, disconnect or remove it after it has been installed.

Moving Out

Residents must vacate the premises by noon on the last day of their rental period.

It is expected that all residents will leave their suites in move-in-ready condition. To make your move-out as smooth as possible, we would like to provide our residents with a checklist of our expectations. Please review the guideline below to ensure you receive your damage deposit back in full. Management reserves the right to determine if any additional cleaning or repairs will be needed and those will be charged against the damage deposit accordingly.   

Residents are responsible for rent and utilities until the last day of the rental period unless other arrangements are made in advance.
